Our six-stage process from land to handover.
Land Selection
We only acquire plots in Bahria Town Lahore phases where current and projected value justifies the build cost. We assess location, road access, neighborhood quality, water and electricity infrastructure, and resale potential before any purchase.
For custom client builds, we evaluate the client’s existing plot against the same criteria — and we’ll tell you honestly if the site is wrong for the home you want.
Design & Architectural Planning
Every home is fully designed before construction starts. Floor plans, elevations, material schedules, electrical and plumbing layouts, finishing palette — all locked in advance.
For custom builds, this stage involves direct collaboration with the client. Two design rounds are included. Changes after construction begins are limited, because retrofit changes compromise quality and timeline.
Material Sourcing
We source from a vetted list of suppliers built over six years. Cement, steel, bricks, tiles, sanitary ware, electrical fittings — every category has a preferred brand and a vendor we’ve worked with repeatedly.
We do not use substitute material to fit a tighter budget. If the budget requires substitution, we say so before the project begins, not after.
Construction
One project at a time. The site is supervised daily by senior staff. Critical stages — foundation, roof slab, plumbing layout, electrical conduit work — are personally inspected before sign-off.
Construction typically takes 8–12 months for a 10 marla home, depending on design complexity and finishing level. The timeline is committed in writing before work starts.
Finishing & Furnishing
This is where most builders cut corners. We don’t.
Flooring, paint, woodwork, kitchen cabinetry, bathroom fittings, lighting, window dressings — finishing is the difference between a structure and a home. We treat it as the most important stage, not the last one to wrap up.
Handover & Walkthrough
Before keys are handed over, we conduct a full walkthrough of the home. Every fitting tested, every switch checked, every fixture confirmed.
For self-funded homes, this is the buyer’s first inspection. For custom builds, this is the client signing off on a finished product.
After handover, we remain available for 60 days for any post-completion fixes at no charge.
